Heat is the design problem
Deep verandas, shaded windows, cross ventilation and a ventilated roof space do more for comfort than any amount of air conditioning. Get those right and the house is liveable without running a machine all day.
Water is bought
Water on site during construction is often delivered and paid for, which is a genuine cost line rather than an assumption. It also argues for construction methods that use less water where they are suitable.
Long haulage
Cement, steel and roofing all travel further, which is why our regional adjustment for Isiolo is the highest on the mountain side. Ordering in full loads rather than in trips makes a visible difference to the final figure.

Isiolo County approves plans. Allow extra time in the programme for submission and follow up given the distance.
What materials cost here
Everything except sand and hardcore travels further. Water on site is often bought and carted, which is a real line item, not an afterthought.
